• One or more weekly walk throughs during the day (no set schedule)

• One or more monthly walk throughs during the evening (no set schedule)

• If the water is left on..we will run water in the sinks and flush toilets

• Check the AC/Heating Unit – to make sure the temperature is set correctly and check for any malfunctions or problems.

• Check Mail Boxes weekly. Will toss any junk mail and put regular mail inside the home. If mail is forwarded, there is a small postage/handling fee which will be added to your monthly statement along with the postage receipt.

• Check front door for any expected or non-expected deliveries (newspapers, phone books, flyers, etc). Will contact homeowner if expected packages are received and handle accordingly.

• Check for broken windows

• Check Refrigerator, Ice makers and Freezers for any leaks, malfunctions, etc.

• Check landscape for broken sprinklers, tree damage, etc.

• Check perimeter of home for any signs of trespassing, vandalism or weather damage

• Check interior and exterior for damage after any significant earthquake.

• Check alarm systems for any malfunctions

• Check interior and exterior for any excessive rodent problems.Inspect pool and spa and contact homeowner of suspected problems.

• Inspect for interior water damage (from A/C, washer, toilets, sinks, broken pipes etc.)

• Check alarms, smoke detectors (see below for battery cost)

• Add water to buckets left for evaporation purposes

• If homeowner has gardener, check to make sure the job is being done and communicate lack of services to homeowner.

• Ensure all doors and windows are secure

• Weekly updates to homeowner or as needed.

• Check garaged vehicles for battery condition, flat tires etc. Problems reported to homeowner and applicable fees apply.

• Sweep front entryway of any cobwebs – to keep fresh looking
